Residential property prices in Ireland rose 6.8% year-on-year in February 2026, easing from an upwardly revised 7.1% increase in January. House price inflation slowed to 6.4%, while apartment prices inched higher, rising 9.2% compared with 9.1% in the previous month.

Regionally, price growth in Dublin moderated to 5.6% from 6.1% in January, whereas growth outside the capital picked up slightly to 7.8% from 7.7%. Within Dublin, Dublin City recorded the strongest house price growth at 6.8%, followed by Fingal at 2.7%.

Price levels continued to show marked regional disparities. Dún Laoghaire-Rathdown registered the highest median dwelling price at €681,500, while Donegal recorded the lowest at €198,000.

On a monthly basis, residential property prices declined by 0.2% in February, reversing an upwardly revised 0.4% increase in the previous month.
