The average contract interest rate for 30-year fixed-rate mortgages in the United States, as reported by the Mortgage Bankers Association (MBA), inched higher to 6.19% on 11 March 2026, up from 6.09% previously. The move marks a pause in the recent easing trend in borrowing costs that had offered some relief to homebuyers.

While the 0.10 percentage point increase may appear modest, even small shifts in mortgage rates can affect affordability, particularly for first-time buyers and borrowers at the margin of qualifying for loans.
