Residential property prices in Ireland rose by 6.2% year-on-year in May 2026, unchanged from April’s annual growth rate. House prices increased by 6.0%, edging up from 5.9% the previous month, while apartment price inflation eased to 7.2% from 8.1%.

Regionally, annual price growth in Dublin moderated to 4.7% from 5.5%, whereas prices outside the capital accelerated to 7.3% from 6.8%. Within Dublin, Dún Laoghaire-Rathdown recorded the strongest annual increase at 5.0%, followed by South Dublin at 3.5%.

Price levels continued to vary significantly across the country. Dún Laoghaire-Rathdown registered the highest median dwelling price at €689,325, while Longford remained the most affordable county, with a median price of €198,000.

On a monthly basis, residential property prices rose by 0.5% in May, following a revised 0.1% increase in April. This was the strongest monthly gain since December 2025.
